Why this fund exists

This is not charity. This is respect, responsibility, and community.

The people who build, serve, clean, cook, repair, teach, garden, and care for this area deserve a place in its future. When working families are forced farther away, the whole community loses something that cannot be rebuilt with money alone.

One home will not solve everything. But one home keeps one family close. And that matters.

"Working families deserve a place in the future of the towns they helped build."

No es caridad. Es respeto, responsabilidad y comunidad.

This is not charity. It is respect, responsibility, and community.

What displacement looks like

Longer commutes — families travel farther to reach the jobs they've always had

Less time with family — hours lost to buses that didn't exist five years ago

Children changing schools — pulled from teachers and friends they've had for years

Heritage disappearing — the culture that made these communities worth moving to slowly eroding

Community roots severed — families who built the neighbourhood, pushed out of it

This is not about blame. It is about balance. Expats are welcome here. The goal is not to stop Costa Rica from changing — it is to choose how we take part in that change.

How it works

From donation to front door — how the Community Home Fund works.

01

The Right Properties

We work in the Cobano area — including communities near Santa Teresa and Montezuma. Every property is different in size and cost. We specifically look for properties that expats aren't interested in and turn them into homes for local families.

02

Community Funding

Donations go toward the next home. Every ₡180,000,000 raised funds one completed prefab block home for a working Costa Rican family.

03

Simple, Strong Build

Prefab block construction — dignified, low-maintenance, built for Costa Rica's climate. Not luxury. Not temporary. Permanent.

04

Full Transparency

Funding updates, material purchases, and construction photos shared as the build progresses. Donors see exactly where their contribution goes.

05

Family Selected with Respect

Working Costa Rican families identified through community referrals. Selected with care, not for marketing. Privacy and dignity always respected.

A note on dignity: We will not use families as marketing. Progress will be shared openly with donors — construction photos, funding milestones, completion updates — but the family's identity and story will only be shared with their explicit permission. Transparency matters. So does dignity.

Live funding progress

Every home funded is a family that stays.

Each property and build is different — size, location, and cost vary depending on what's available. The ₡180,000,000 baseline reflects a typical completed home, but actual costs per project are published in full as each build progresses.

When a home is funded and complete, this counter resets and we begin the next one. Every contribution — regardless of size — moves us forward.

The 5% give-back

For expats who bought or built in Costa Rica.

For many expats, buying or building a home here is a dream come true. A donation equal to even 5% of that investment can help keep working Costa Rican families in the communities that made this place worth coming to.

A 5% give-back is not a tax and not a rule. It is a simple standard for people who want to give back to the community they now call home.

For hardware stores & suppliers

Local businesses have a practical way to give back.

This program gives local suppliers a meaningful way to support the working families who keep the construction industry alive. Participation can take many forms — and every form counts.

Participating businesses may be recognised on the project page, sponsor board, and completed home update, unless they prefer to remain anonymous.

Material donations — block, cement, rebar, roofing, electrical, plumbing, doors, windows, paint, fixtures

Discounts or store credit — a clear value entered into the project funding tracker and donor updates

Transport support — delivery to a remote job site is a real and meaningful contribution

Monthly sponsorship — a standing contribution that helps plan the build timeline

What we build

Simple, strong, dignified homes.

This is an example of the type of home the Community Home Fund builds — three bedrooms, practical layout, screw pile foundations, built for Costa Rica's climate. Every property is different, but the standard never changes.

Example plan only. Final design, layout, and specifications vary by property and family needs.

What's included

Layout
3 bedrooms · 2 bathrooms · Kitchen · Living room
Foundation
Screw pile foundation — load-bearing in hours, not days. Suited to Costa Rica's varied terrain.
Construction
Welded wire mesh reinforcement · Prefab block walls · Built for low maintenance and long-term durability in tropical conditions.
Design standard
Not luxury. Not temporary. A permanent, dignified family home — the same standard we bring to every build.

Final home model, layout, and specifications may change based on the property, family needs, site conditions, permits, and available materials.

Transparency

Where the money goes — and how you'll know.

Every donation to the Community Home Fund is used for one purpose: building homes for working Costa Rican families on the Nicoya Peninsula.

As each build progresses, donors receive updates covering funding milestones, material purchases, construction photos, and completion. Sponsor recognition is included unless you prefer to remain anonymous.

"We believe transparency matters. But dignity matters too. Families will not be used as advertising."

Final costs vary by project and will be published in full as each build completes. The estimates below reflect a typical prefab block home build on the Nicoya Peninsula.

Budget transparency

Every property and build is different in size, cost, and design. A detailed budget breakdown will be published here once construction on the next home has begun — covering materials, labour, permits, and all associated costs.

Donors will see exactly where their contribution goes — line by line, as the build progresses.

Baseline goal per home ₡180,000,000

The ₡180,000,000 figure is a baseline. Actual cost per project varies by property size, location, and build specifications. Final costs are published in full on completion of each home.
